UAE Real Estate: $108.9 Million Mansion Sale Sets New Record in Abu Dhabi
In a landmark transaction, Aldar has sold a luxurious eight-bedroom mansion in the exclusive Faya Al Saadiyat community for AED 400 million (US$108.9 million), setting a new record for real estate sales in Abu Dhabi. This sale nearly triples the previous record, which was AED 137 million (US$37.3 million) for a penthouse in Aldar’s Nobu Residences Abu Dhabi, also on Saadiyat Island.
Located directly on the pristine shores of Saadiyat Island and within the renowned Saadiyat Beach Golf Club, Faya Al Saadiyat offers one of the most coveted addresses in Abu Dhabi. The mansion, which spans an impressive 6,561 square meters, features unparalleled luxury, with 360-degree views of both water and lush greenery.
Unrivaled Luxury and Design
The mansion boasts a host of world-class amenities, including a private car gallery, a golf simulator, an in-house cinema, and state-of-the-art wellness and fitness suites. Residents also enjoy direct access to one of the UAE's most desirable beaches, ensuring the epitome of beachfront living.
Designed by the internationally acclaimed 1508 London Interior Design Studio and Nordic Office Architects, the development draws inspiration from Saadiyat Island’s natural beauty. The design incorporates minimalist aesthetics, indigenous materials, and expansive open-plan layouts, offering both privacy and sophistication. The luxury villas and mansions within the Faya Al Saadiyat community will be completed by 2028.
A Growing Real Estate Hub
Jonathan Emery, CEO of Aldar Development, highlighted that the transaction underscores the strong demand for ultra-premium properties in Abu Dhabi. The sale reflects the continuing appeal of Saadiyat Island, which is widely regarded as the crown jewel of the emirate's luxury real estate market.
Aldar’s sales figures for Saadiyat Island show a robust market, with AED 5 billion (US$1.36 billion) in sales recorded in the first half of 2025. Interestingly, 86% of buyers were expatriates, with the top nationalities being Russia, France, the United Kingdom, China, and the United States.
A Thriving Investment Ecosystem
Ghazi Saeed Al Ateibi, Executive Director of Real Estate Transactions at ADREC, emphasized that Abu Dhabi's status as a world-leading destination for global real estate investments is reinforced by the transparency, governance, and regulatory oversight in the sector. The UAE capital continues to attract high-value investments from across the globe, supported by progressive policies and the strategic development of infrastructure, culture, and entertainment.
